ACCESS STATEMENT FOR BEAGLE COTTAGE, RUDDING ESTATE, NORTH YORKSHIRE

INTRODUCTION
We aim to accommodate the needs of all our guests at Rudding Estate Cottages.
This is a summary of the facilities at Beagle Cottage which is a single storey building. The decor throughout is neutral and all rooms are well lit through natural light and good electric lighting. The property is fully centrally heated.

PRE-ARRIVAL
Beagle Cottage is located on the Rudding Estate, situated between Harrogate and Wetherby and is within easy reach of the A1 motorway. The credit card style keys to the cottage are sent the week prior to arrival with instructions for their use and travel directions. We can be contacted via telephone 01423 844844 during office hours, which are Monday to Friday 8.30 am to 5.00 pm, on the mobile 07733 064 657 at any time out of office hours or via email info@rudding.com. ARRIVAL AND CAR PARKING FACILITIES
We have a wide driveway to our property and can accommodate most sized vehicles. Parking for all our accommodation is adjacent to the property in which you are staying. The most convenient train station for trains from York and Leeds is Harrogate as it has a nearby taxi rank and bus station. A local taxi company is Blue Line on 01423 503037. 

MAIN ENTRANCE
From the gravel driveway, there is a concrete pathway to the property. The main entrance is directly accessed from the driveway. There is a slight step through a doorway 65cm wide. This brings you directly into the open-plan lounge, dining and kitchen area.

LOUNGE/DINING ROOM
The flooring is short-pile carpet. There is a 2-seat sofa and 2 armchairs, 41cm high. There is a colour TV, occasional tables, dining table, 74cm high with a 65cm space beneath and 4 chairs, 45cm high. The sofa also converts to a double bed, 48cm high.

KITCHEN
The flooring is wooden. The units are 93cm high and there is a built-in fridge, washing machine, cooker and hob. There is a door off the kitchen to a lawned area, accessed via a doorway 65cm wide and down a step 19cm high. From the kitchen, there is a doorway 70cm wide leading to a small hallway off which is located the bedroom and bathroom. 

BEDROOM
A double bedroom accessed via a doorway, 70cm wide, opening into the bedroom. There is a double bed, 57cm high with bedside units and lamps and there is also a wardrobe and drawer unit.

BATHROOM
Accessed via a doorway, 70cm wide opening into the bathroom. There is a combined bath and shower and the height of the bath is 49cm. The basin is 79cm high and the WC is 43cm high. A bath stool is available if required.

GROUNDS AND GARDEN
There is a large, lawned area to the exterior of the cottage.
