ACCESS STATEMENT FOR CLARO COTTAGE, RUDDING ESTATE, NORTH YORKSHIRE
INTRODUCTION
We aim to accommodate the needs of all our guests at Rudding Estate Cottages.
This is a summary of the facilities at Claro Cottage which is a single storey building. The decor throughout is neutral and all rooms are well lit through natural light and good electric lighting. The property is fully centrally heated.

PRE-ARRIVAL
Claro Cottage is located on the Rudding Estate, situated between Harrogate and Wetherby and is within easy reach of the A1 motorway. The credit card style keys to the cottage are sent the week prior to arrival with instructions for their use and travel directions. We can be contacted via telephone 01423 844844 during office hours, which are Monday to Friday 8.30 am to 5.00 pm, on the mobile 07733 064 657 at any time out of office hours or via email info@rudding.com. ARRIVAL AND CAR PARKING FACILITIES
We have a wide driveway to our property and can accommodate most sized vehicles. Parking for all our accommodation is adjacent to the property in which you are staying. The most convenient train station for trains from York and Leeds is Harrogate as it has a nearby taxi rank and bus station. A local taxi company is Blue Line on 01423 503037.
MAIN ENTRANCE
From the gravel driveway, there is a concrete pathway to the property. The main entrance is directly accessed from the driveway. There is a step 8cm high through a doorway 76cm wide. This brings you directly into the lounge.
LOUNGE/DINING ROOM
The flooring is short-pile carpet. There is a 3-seat sofa, armchair and footstool, 45cm high. There is a colour TV, wood burner, electric fire, occasional tables, dining table, 74cm high with a 65cm space beneath and 4 chairs, 43cm high. There is also a fold-down single bed which is 48cm high. From the lounge there is a doorway to the garden. This doorway is 65cm wide and down a step, 19cm high.
KITCHEN
Accessed from the lounge, via a doorway 70cm wide. The flooring is wooden. The units are 92cm high and there is a built-in fridge, washing machine, cooker and hob.
BEDROOM
Located directly off the kitchen and accessed via a doorway, 78cm wide, opening into the bedroom. There is a double bed, 54cm high with bedside units and lamps and there is also a built-in wardrobe. The en-suite shower room is accessed via a doorway, 62cm opening into the shower room. There is a combined small, sit-in bath and shower and the height of the bath is 53cm. The basin is 76cm high and the WC is 40cm high.
GROUNDS AND GARDEN
There is a large, lawned area to the exterior of the cottage.
