ACCESS STATEMENT FOR THE GUN ROOM, RUDDING ESTATE, NORTH YORKSHIRE

INTRODUCTION
We aim to accommodate the needs of all our guests at Rudding Estate Cottages. This is a summary of the facilities at The Gun Room which is a single storey building. The decor throughout is neutral and all rooms are well lit through natural light and good electric lighting. The property is fully centrally heated.

PRE-ARRIVAL
The Gun Room is located on the Rudding Estate, situated between Harrogate and Wetherby and is within easy reach of the A1 motorway. ARRIVAL AND CAR PARKING FACILITIES
We have a wide driveway to our property and can accommodate most sized vehicles. Parking for all our accommodation is adjacent to the property in which you are staying.

MAIN ENTRANCE
From the gravel driveway, there is a concrete pathway to the property. There are 2 entrances to the Gun Room and the main one is directly accessed from the driveway. There is a step 15cm high through a doorway 71cm wide. This brings you into the entrance hall. Off the hallway are the shower room and the kitchen.

KITCHEN/DINING AREA
Accessed from the entrance hall, via a doorway 70cm wide. The flooring is cushion-floor. The units are 91cm high and there is a built-in fridge, washing machine, cooker and hob. There is a table, 74cm high and 2 chairs, 46cm high. From the kitchen there is doorway 70cm wide, down a 15cm step bringing you onto a paved area which leads to the lawns.

LOUNGE/BEDROOM
Located directly off the kitchen and accessed via a doorway, 70cm wide. The lounge contains a 2-seat sofa and armchair, 42cm high. The flooring is short-pile carpet and there is a colour TV, occasional table and lamp. There is a fold-down double bed which is 58cm high.

SHOWER ROOM
There is a ground floor shower room located off the hallway, adjacent to the kitchen. This is accessed via a doorway, 70cm wide opening into the shower room. There is a 22cm step up into the shower and the opening is 71cm wide. The basin is 79cm high and the WC is 41cm high.

GROUNDS AND GARDEN
There is a large, lawned area to the exterior of the cottage.
