ACCESS STATEMENT FOR KEEPERS COTTAGE, RUDDING ESTATE, NORTH YORKSHIRE
INTRODUCTION
We aim to accommodate the needs of all our guests at Rudding Estate Cottages.
This is a summary of the facilities at Keepers Cottage which is a two storey building. The decor throughout is neutral and all rooms are well lit through natural light and good electric lighting. The property is fully centrally heated.

PRE-ARRIVAL
Keepers Cottage is located on the Rudding Estate, situated between Harrogate and Wetherby and is within easy reach of the A1 motorway. The credit card style keys to the cottage are sent the week prior to arrival with instructions for their use and travel directions. We can be contacted via telephone 01423 844844 during office hours, which are Monday to Friday 8.30 am to 5.00 pm, on the mobile 07733 064 657 at any time out of office hours or via email info@rudding.com. ARRIVAL AND CAR PARKING FACILITIES
We have a wide driveway to our property and can accommodate most sized vehicles. Parking for all our accommodation is adjacent to the property in which you are staying. The most convenient train station for trains from York and Leeds is Harrogate as it has a nearby taxi rank and bus station. A local taxi company is Blue Line on 01423 503037.
MAIN ENTRANCE
From the gravel driveway, there is a concrete pathway to the property. There is one entrance to Keepers Cottage up a step 4cm high through a doorway 81cm wide. This brings you into the entrance hall. From here there is a further doorway, 88cm wide bringing you directly into the kitchen/dining room.
KITCHEN/DINING ROOM
A large, farmhouse style kitchen with wooden flooring. The units are 91cm high and the kitchen contains everything you would expect – cooker, hob, washing machine, dishwasher, 2 fridges and freezer. There is a dining table, large enough to seat 10 people. The table is 77cm high with a 62cm space beneath and the chairs are 45cm high. From the kitchen, there is a doorway 78cm wide which leads directly into the lounge.
LOUNGE
The lounge contains two 3-seat sofas and 2 armchairs, 43cm high. The flooring is wooden and there is a colour TV, occasional tables and open fire. From the lounge, there is a double opening door leading directly into the garden and the opening is 78cm single door opening or 162cm double door opening. From the lounge, there is a doorway 70cm wide which leads to a hallway, off which is a ground floor shower room, bedroom and stairway.
BEDROOMS
Keepers Cottage has 4 large bedrooms, 1 ground floor twin (or quadruple as there is also a sofa-bed) and on the first floor is 1 double and 2 twin bedded rooms (1 of the twin rooms can also be a quadruple with a further sofa-bed). The floor covering in all bedrooms is short-pile carpet.
Ground Floor Family Room
From the hallway, there is a 70cm doorway leading you into the bedroom. The bed is a zip and link bed which can be either king size or twins, 56cm high with bedside units and lamps. There is a built in wardrobe, colour TV, armchair and 2-seat sofa, both 43cm high. The sofa converts to a double bed.
SHOWER ROOM
There is a ground floor shower room located off the hallway, adjacent to the ground-floor bedroom. This is accessed via a doorway, 63cm wide opening into the shower room. There is a 26cm step up into the shower and the opening is 49cm wide. The basin is 83cm high and the WC is 41cm high.
STAIRS
From the hallway, there are 18 stairs, 17cm high, 23cm deep and 85cm wide which turn to the left near the top bringing you onto a landing off which are located the first floor bedrooms. The stairs and landing have short-pile carpet.
Family Bedroom
From the landing, there is a 70cm doorway opening into the upstairs family room. The bed is zip and link bed which can be a king size or twins, 54cm high with bedside units and lamps. There is a built-in wardrobe and 2-seat sofa, 46cm high (the sofa converts to a double bed). Access to the en-suite shower room is via a doorway, 63cm wide opening into the shower room. There is a 26cm step up into the shower cubicle and the opening is 50cm wide. The basin is 83cm high and the WC is 41cm high.
Double Bedroom
From the landing, there is a 70cm doorway opening into the bedroom. The bed is 56cm high with bedside units and lamps. There is a built-in wardrobe, dressing table and stool, 44cm high. Access to the en-suite bathroom is via a doorway, 70cm wide opening into the bathroom. There is a combined bath and shower and the height of the bath is 51cm. A bath stool is available if required. The basin is 84cm high and the WC is 41cm high.
Twin Bedroom
From the landing, there is a 70cm doorway opening into the bedroom. There are twin beds, 54cm high with bedside units and lamps. There is a built-in wardrobe and two drawer units. Access to the en-suite bathroom is via a doorway, 70cm wide opening into the bathroom. There is a combined bath and shower and the height of the bath is 52cm high. The basin is 84cm high and the WC is 41cm high.
GROUNDS AND GARDEN
The cottage has a lawned garden to three sides which is accessed directly from the lounge. There are outdoor bench-style tables.
